We help homeowners, seniors, and families in Hampton Roads, Virginia navigate estate settlement, probate property, senior transitions, downsizing, and foreclosure-related situations. Our services include buying properties directly for cash, property cleanouts, listing properties for sale, and referrals to attorneys and estate professionals.

2. Information we collect

Information you give us

• Contact details — name, phone number, email address, mailing address
• Property information — address, condition, occupancy, mortgage or lien status, and details you share about the property you are asking about
• Situation details — information you volunteer about a probate matter, an estate, a senior transition, or a financial circumstance, so we can understand how to help
• Appointment information — scheduling preferences and consultation notes
• Correspondence — messages you send us by form, email, text, or phone

You choose what to share. You can request a consultation with nothing more than a name and a phone number.

Information collected automatically

• Usage data — pages visited, time on page, referring site, approximate location derived from IP address, device and browser type
• Cookies and similar technologies — see section 6

Information from other sources

We may receive information from public records, including property, probate, and court records; from professionals who refer you to us; and from family members acting on your behalf where they are permitted to share it.

4. Text messages and phone calls

If you give us a phone number and agree to be contacted, we may call or text you about your inquiry.

• To stop calls, tell us during any call or contact us using the details above.
• We do not sell or share your phone number with third parties for their own marketing.

Consent given for one purpose does not carry over to another. If you consented to receive information about selling a property, we will not treat that as permission to send you unrelated marketing.

5. How we share information

We do not sell your personal information.

We share it only in these situations:

• Service providers who operate our business under contract — our CRM and communications platform, analytics, email and telephony providers, and website hosting. They may use your information only to provide services to us.
• Professionals you ask us to involve — attorneys, real estate agents, title companies, contractors, or senior living advisors, shared with your knowledge as part of helping you.
• Transaction parties — where you proceed with a property transaction, information necessary to close, including with title companies, lenders, and settlement agents.
• Brokerage records — where a transaction involves brokerage services, records maintained through Creed Realty as Virginia law requires.
• Legal requirements — where required by law, court order, or to establish or defend legal claims.
• Business transfer — in connection with a merger, acquisition, or sale of assets, subject to this policy.

6. Cookies and analytics

We use Google Analytics to understand how visitors use the site — which pages are read, how people arrive, and which content is useful. Google Analytics sets cookies and processes usage data on our behalf. It does not tell us who you are by name.

You can opt out of Google Analytics across all websites using Google's browser add-on, or block cookies in your browser settings. Blocking cookies will not prevent you from using this site or contacting us.

We do not use our website analytics to build advertising profiles about you.

7. How long we keep information

We keep inquiry and consultation records for as long as needed to serve you and to meet legal, tax, and recordkeeping obligations — typically several years after our last contact, and longer where a transaction occurred and records must be retained. You may ask us to delete information we are not required to keep.

8. Your choices

Virginia's Consumer Data Protection Act applies to organizations above thresholds our business does not meet. We nonetheless honor these requests from anyone who asks:

• Access — ask what personal information we hold about you
• Correction — ask us to fix information that is inaccurate
• Deletion — ask us to delete information we are not legally required to retain
• Opt out — stop marketing emails using the unsubscribe link, or texts by replying STOP

9. Security

We use reasonable administrative and technical safeguards to protect your information, including access controls on our systems and encrypted transmission of data submitted through this site. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

Please do not send sensitive information — Social Security numbers, bank account or card numbers, or account passwords — by web form, email, or text. We will never ask you for those by text or email.

10. Children

This site is intended for adults. We do not knowingly collect personal information from anyone under 18. If you believe a child has given us information, contact us and we will delete it.
