1. Agreement to these terms

These Terms of Use govern your use of driven2solutions.com and any related pages, forms, and resources (the "Site"), operated by Driven2 Solutions, LLC ("Driven2 Solutions," "we," "us"). By using the Site, you agree to these terms. If you do not agree, please do not use the Site.

2. What we do

Driven2 Solutions helps homeowners, seniors, and families in Hampton Roads, Virginia navigate estate settlement, probate property, inherited property, senior transitions, downsizing, and foreclosure-related situations. Depending on your circumstances, that may include purchasing your property directly for cash, listing your property for sale, coordinating a cleanout or relocation, or connecting you with attorneys and other professionals.

3. Real estate licensure and ownership interest

Kristin Allen is a licensed real estate salesperson and REALTOR® in the Commonwealth of Virginia, affiliated with Creed Realty, 600 Lynnhaven Parkway, Virginia Beach, Virginia 23452, where she practices as part of the Marching 2 More Realty Group team. All real estate brokerage services are provided through Creed Realty and under the supervision of its principal broker.

Driven2 Solutions, LLC is not a licensed real estate brokerage. When Driven2 Solutions, LLC purchases property, it acts as a principal buying for its own account — not as your agent, and not on your behalf.

Kristin Allen holds an ownership interest in Driven2 Solutions, LLC. Where we discuss purchasing a specific property from you, that licensee status and ownership interest is disclosed to you in writing before substantive discussions, as Virginia law requires.

4. No brokerage or agency relationship is created by this Site

Using the Site, submitting a form, downloading a resource, or having an initial conversation with us does not create a brokerage relationship, an agency relationship, or any fiduciary duty. A brokerage relationship arises only under a written agreement signed with Creed Realty.

If we buy your property directly, we are the buyer. We do not represent you in that transaction. You are free — and encouraged — to obtain your own representation.

5. No legal, tax, or financial advice

Content on this Site, including articles about probate, estate settlement, inherited property, senior living, and property decisions, is general information only. We are not attorneys, tax professionals, financial advisors, or licensed elder care advisors, and nothing on this Site is legal, tax, financial, or medical advice.

Virginia statutes, court procedures, and tax rules change, and how they apply depends entirely on your circumstances. Consult a licensed Virginia attorney about your specific situation before acting on anything you read here. Reading this Site does not create an attorney-client relationship with anyone.

6. Offers, valuations, and estimates

Any home value estimate, mortgage calculation, price range, or preliminary figure presented on the Site or in early conversation is an estimate for discussion purposes only. It is not an appraisal, not a formal offer, and not a commitment to purchase.

A binding offer exists only in a written purchase agreement signed by both parties. Any offer we make is subject to inspection, title review, verification of ownership and authority to sell, and the terms of that written agreement.

Automated calculators on this Site are provided for convenience and may not reflect your actual figures. Please do not rely on them for financial decisions.

7. Property and estate information you provide

You confirm that information you give us about a property, an estate, or your authority to act is accurate to the best of your knowledge. If you are acting as an executor, administrator, trustee, or agent under a power of attorney, you confirm that you hold that authority or are seeking to establish it.

We may verify information against public records and may decline to proceed where authority to sell cannot be established.

8. Communications

By providing your contact details, you agree that we may contact you about your inquiry by phone, text, or email. Consent to marketing messages is never a condition of any purchase or service. Reply STOP to any text message to opt out. See our Privacy Policy for details.

9. Acceptable use

You agree not to use the Site to submit false information or impersonate another person; to attempt unauthorized access to the Site or its systems; to scrape, harvest, or copy content for commercial use without permission; or to use the Site for any unlawful purpose.

10. Intellectual property

Site content — text, articles, guides, checklists, graphics, and layout — is owned by Driven2 Solutions, LLC or used with permission, and is protected by copyright. You may read, print, and share our free resources for personal, non-commercial use. You may not republish, resell, or present our content as your own.

11. Third-party links and referrals

The Site may link to third-party websites, and we may refer you to attorneys, contractors, title companies, or senior living providers. Those parties are independent. We do not control and are not responsible for their services, advice, pricing, or conduct. Any engagement is between you and them, and you should evaluate them independently.

12. Disclaimer of warranties

The Site is provided "as is" and "as available," without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Site will be uninterrupted or error-free, or that its content is complete, accurate, or current.

13. Limitation of liability

To the fullest extent permitted by Virginia law, Driven2 Solutions, LLC and its members, employees, and contractors will not be liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, arising from your use of the Site or reliance on its content.

Nothing in these terms limits liability that cannot be limited under applicable law, including liability for fraud or willful misconduct.

14. Indemnification

You agree to indemnify and hold harmless Driven2 Solutions, LLC from claims and expenses arising out of your misuse of the Site, your violation of these terms, or your submission of information you were not authorized to provide.

15. Governing law and venue

These terms are governed by the laws of the Commonwealth of Virginia, without regard to conflict of law principles. Any dispute will be brought exclusively in the state or federal courts located in the City of Chesapeake, Virginia, and you consent to that jurisdiction.

16. Changes to these terms

We may update these terms. The effective date above reflects the current version, and continued use of the Site after changes means you accept them.

17. Severability

If any provision is found unenforceable, the remaining provisions stay in effect.
